We view this as the cornerstone of the homes we build—design processes that ensure a home consumes as little energy as possible. Lower energy use not only saves homeowners money, but also has broader societal benefit. Some of our building practices include:

• The use of 96% two-stage furnaces, with sealed and tested duct systems located in the conditioned space of the home, reducing energy and natural gas usage
• NEST thermostats that intuitively learn an energy-efficient usage schedule save 19% to 30% on energy consumption. NESTs also connect to wifi and are accessible from smartphones, tablets or laptops
• Milgard Styline windows, energy efficiency 0.30 U-factor, SunCoat Low-E glass; locally manufactured, results-ing in a lower carbon footprint
• Clerestory windows that bring light, fresh air, or both into the inner space from the outside
• Tankless water heaters that heat water on demand save energy by not heating water that is not in use (in most plans)
• Kohler dual-flush toilets that offer a choice of 1.0 or 1.6 gallons per flush. The high-efficiency 1.0-gallon flush setting reduces water use by more than 30% over the 1.6-gallon mode, which adds up to potential water savings of more than 5,000 gallons per toilet, per year
• Energy-efficient fluorescent light bulbs
• Blown-in bib-system insulation provides R-23 and completely fills the wall cavity
• Air-sealing of the home prevents air loss and water intrusion. Third-party blow-door tested

Using effective building strategies, we conserve natural resources and lower costs; the use of durable and recycled building products reduces waste and conserve natural resources.

• Hardie fiber-cement cladding systems are made from easily renewable resources, do not rot or deteriorate and hold paint well. 30-year warranty from manufacturer
• Composite engineered wood materials sourced from renewable short-growth forests
• Solid surface quartz countertops that emit no VOCs, are nonporous and prevent the growth of surface mold and bacteria. Quartz products also do not need sealing and maintenance like granite or other stone. There is less material waste during manufacturing (quarrying) and fabrication of quartz surfaces
• Recycled construction materials during new construction as well as demo projects
• Local vendors and suppliers lower the carbon footprint and contribute to the local economy
• Erosion control measures during the building process limit the impact on the natural spaces of the communities we build in

Our projects are designed to provide better indoor air quality, which results in healthier living for occupants and a longer life for our homes.

• Whole home fresh air ventilation system circulates fresh air into the home while exhausting out the stale air
• Air-sealing ensures that the home is not pulling in air from the crawlspace, garage or attic
• Third-party certification processes verify that moisture levels in all of the rough wood framing are below 18% prior to installation of insulation and drywall. This helps to ensure a healthy building
• Low-VOC paints are used on all of our homes
• Heating system is protected during the construction process, all registers are covered to prevent debris from contaminating the system during the building process
• Merv 11 filters
• Mastic sealed duct system prevents any air infiltration through the HVAC system
• NEST smoke and carbon monoxide detectors utilize a human voice to tell the home’s occupants what’s wrong, where the problem is, and what to do. NEST connects to wifi and notifies smartphone, tablet or laptop when there is an emergency and occupants are out of the home
• Radon vents are installed and labeled in all of our homes
